容积率与土地估价的相关性研究

摘要:
分析了容积率构成因素的模型,指出了容积率是影响土地价格的关键性因素.在构建容积率修正系数体系和最佳容积率体系的基础上,分析了容积率体系的动态变化.结果表明,容积率在一定程度上影响和制约着城市地价,只是不同状态下会出现不同方向的影响.因此,容积率在土地估价实践中具有重要作用.容积率在基准地价评估中,是作为修正因素参与对比较实例地价的修正;在宗地价格评估中则是作为修正因素参与对基准地价的修正.

Abstract:
The article points out plot ratio is the crucial factor affecting the land price based on analying plot ratio constitution factor model,then analyzes plot ratio system dynamic change in the foundation of plot ratio revision coefficient system and the best plot ratio system.The result indicate that,plot ratio play a vital role in the land appraisal,it affects and restricts the urban land value in certain degree,although different conditions have different directions.The research indicate that,plot ratio,in the datum urban land value appraisal,takes the correction factor participation to the comparison example urban land value revision,and takes the correction factor participation to the datum urban land value revision in the ancestor place price appraise.
